VIP program
Early access for buyers who consistently close
VIP is earned, not purchased. There is no fee and no subscription — the program exists because sellers rely on our timelines, and a short list of proven closers is how we protect them.
Benefits
What VIP status actually changes
Every benefit here affects deal flow or timing. There are no badges, dashboards or perks that don't translate into access.
48-hour preview window
VIP buyers see new inventory before public launch. Many deals never reach the public board at all.
Exact-match alerts
Alerts fire only when a deal matches your registered markets, price range, spread floor and rehab tolerance.
Tie-break priority
When two offers are economically equivalent, VIP status and closing history break the tie.
Direct dispo contact
A named point of contact on the disposition team rather than a general inbox.
Off-board opportunities
Portfolio packages, pre-contract looks and reactivated deals are shown to VIP buyers first.
Buy-box consultations
Quarterly review of your criteria against what we're actually contracting, so alerts stay useful.
Qualification
How buyers reach VIP
We review status quarterly and after every closed or failed transaction. Status is always visible in your dashboard, and any change comes with an explanation.
- 01Three or more closed acquisitions with us, or documented equivalent volume elsewhere
- 02Zero EMD failures and no retrade history on the exchange
- 03Current proof of funds or standing lender approval on file
- 04A defined, realistic buy box rather than 'anything with a spread'
- 05Same-week responsiveness during active offer periods
Honest expectations
What VIP is not
We would rather set the expectation than have you discover it later.
- It is not a guarantee of deal volume. Inventory depends on what we contract.
- It is not exclusivity. Multiple VIP buyers may see the same deal in preview.
- It is not a price advantage. VIP affects timing and tie-breaks, not pricing.
- It is not permanent. A missed EMD or a retrade removes VIP status immediately.
