A disposition desk, not a deal blast

PA Deal Exchange exists because the gap between a contracted property and a buyer who actually closes is a workflow problem, not a marketing problem.

Most wholesale inventory in Pennsylvania is marketed the same way: a photo, a price, a mass text, and a race to whoever replies first. That approach produces cancelled contracts, frustrated sellers and buyers who stop trusting the numbers they're sent.

We built the exchange around the opposite assumption. A deal is not ready to market until the condition is documented, the repair scope is priced, the comps are pulled and title is opened. A buyer is not ready to receive it until we've verified they can fund and close. Matching those two things carefully is the entire product.

The result is a shorter buyer list, fewer deals released per month, and a materially higher percentage of contracts that reach settlement. Sellers get certainty. Buyers get accurate information. We get paid on the assignment, disclosed on the agreement.

What we do not do

  • We do not act as a licensed real estate brokerage or represent any party in a brokerage capacity.
  • We do not publish testimonials, return projections or track-record claims we cannot document.
  • We do not mass-text buyer lists or send deals to people who never asked for them.
  • We do not adjust an ARV upward to make a spread look better than it is.

Philadelphia, Pittsburgh, Harrisburg, York and Chester County are our core markets. We take statewide Pennsylvania inventory when it matches a registered buy box.

Photos, field report, repair scope, comps and title status are completed before a deal goes live. Incomplete deals stay in intake.

Full addresses and documents go to verified buyers only. Verification is a real review, not a checkbox.

Report performance honestly

Failed deals, their reasons and buyer performance are tracked internally and used to decide who sees what next.
