How PA Deal Exchange works

No mystery, no funnel. Here is exactly what happens between your application and your closing, and what we expect from you at each stage.

    Buyer application

    You submit your entity, markets, asset types, price range, minimum spread, rehab tolerance, financing method and close speed. This becomes your buy box and drives which deals reach you.

    • Takes about eight minutes with your documents ready
    • Reviewed by a person on our disposition team
    • Incomplete applications are held, not rejected
  2. 02

    Verification

    We confirm identity, entity standing, proof of funds or lender approval, your title company, and prior closings. Documents are stored privately and are never shown to sellers or other buyers.

    • Proof of funds dated within 30 days, or a lender approval letter
    • Entity formation document and authorized signer
    • Title or closing attorney contact you have used before
  3. 03

    Deal room access

    Approved buyers open the full record: exact address, complete photo set, written field report, line-item repair scope, comparable sales, tax and ownership data, title status and settlement conditions.

    • Documents available for download where permitted
    • Access instructions and walkthrough windows
    • Every disclosed defect stays in the record; nothing is quietly removed
  4. 04

    Offer or buy now

    Take the buy-now position at the posted price, or submit a qualified offer with your price, EMD, close date, contingencies and proof of funds. Competitive deals go to a timed best-and-final round.

    • Offer history and outbid status are visible in your dashboard
    • Contingencies are permitted but scored against clean offers
    • We tell you why an offer lost, not just that it lost
  5. 05

    Assignment and EMD

    Once selected, you execute the assignment agreement and wire non-refundable earnest money to the title company inside the stated deadline — typically 24 to 48 hours.

    • EMD goes to the title company, never to us directly
    • Missed deadlines release the deal to the backup buyer
    • Anti-circumvention terms apply to every introduced deal
  6. 06

    Close

    Title clears, the settlement date is scheduled, and you close. Your closing performance is recorded and affects your position on future competitive deals.

    • Median contract-to-close on our board is 17 days
    • Extensions are possible when title dictates, not when funding slips
    • Closed buyers move up the priority list
