What it takes to stay on the verified buyer list
Sellers accept our timelines because our buyers perform. These standards protect that. They are applied consistently and published so nothing is a surprise.
Verification
What we ask for during verification
You control what you upload. Verification documents are stored in private buckets, are never visible to sellers or other buyers, and are not used for marketing.
Identity
Government-issued ID for the authorized signer. Used for verification only and stored in private encrypted storage.
Entity
Formation document, EIN and evidence the signer is authorized to bind the entity. Individual buyers may purchase in personal name with disclosure.
Proof of funds
Bank or brokerage statement dated within 30 days showing liquidity for at least one target purchase plus rehab reserve, or a current lender approval.
Lender approval
If financing, a term sheet or approval letter naming the lending entity, loan-to-cost, and the closing timeline the lender can support.
Title company
Name, contact and location of the title company or closing attorney you have used before. New buyers may use our default settlement partner.
Closing history
Addresses or HUD statements for prior acquisitions. New investors are welcome — we simply calibrate which deals we release to you.
Commitments
What verified buyers agree to
- Wire earnest money to the title company inside the stated deadline, usually 24 to 48 hours after execution.
- Close within the stated window unless title or the seller causes the delay.
- Do not retrade an agreed price absent a material, undisclosed condition.
- Do not approach the seller directly on any deal introduced by the exchange.
- Do not redistribute deal-room content, addresses, documents or photos outside your organization.
- Keep your proof of funds and buy box current so alerts stay accurate.
Suspension
What gets an account removed
- Failure to fund earnest money by deadline more than once.
- Retrading an agreed price without a material undisclosed defect.
- Direct seller contact or attempted circumvention of the exchange.
- Sharing deal-room addresses or documents with third parties or daisy-chaining assignments.
- Submitting proof of funds that is falsified, stale or belongs to another party.
Suspended buyers may request review after 90 days. We will explain the reason for any status change in writing.
Buyer tiers
Status determines what you see and when
Every account carries a status. Status changes are logged and visible in your dashboard.
- Pending
- Application received. Public teaser access only while documents are reviewed.
- Approved
- Full deal-room access, exact-match alerts, offer and buy-now rights.
- VIP
- 48-hour preview window before public launch, priority in tie-break scenarios.
- Suspended
- Access paused following a performance or conduct issue. Review after 90 days.
- Rejected
- Application declined. You may reapply when circumstances change.
